Start-Ready publishes practical owner-side guidance for the point between planning permission and construction. This page explains who is responsible for it, how it is prepared and where its limits sit.
How a guide is prepared
Each guide begins with a decision owners actually face. Current primary guidance is identified, the practical issue is separated into checks and dependencies, and professional observations are distinguished from statutory or documentary facts.
Drafting, research and quality-control tools may be used to organise material and test clarity. They are not treated as professional authority. Published wording remains under P&PA editorial control and is reviewed against the sources and project experience stated on the page.
Why the material is public
The purpose is to help an owner understand the issue, ask better questions and avoid buying professional work that is not needed. A guide should remain useful even when the reader never completes the free check or appoints P&PA.
Sources and professional observations
Legislation, government guidance and other primary sources are linked where they govern or materially inform the answer. Practical patterns drawn from project work are labelled as professional observations and are not presented as statistics.
An external professional reviewer is named only where that person has actually reviewed the relevant material.
Dates, corrections and changes
The publication date records when the substantive guide first became public. The reviewed date changes only when the professional content or supporting sources have been checked. Material changes are reflected in the page date and sitemap.
Questions or correction requests can be sent to anthony@planningandprojectadvisory.com. A correction will be made where the published material is incomplete, unclear or no longer current.
Limits
The library provides general information for projects in England. It does not determine the position on a particular project and is not legal advice, technical approval, a compliance certificate or authority to begin work.
Property documents, project evidence, local requirements and appropriately appointed professional advice remain necessary.
